England Tenancy Agreement

An assured periodic tenancy with no fixed end date, laid out as the landlord's written statement of terms — the document the tenant must be given before the tenancy is entered into. Residential Rental Agreement PDF

A five-page general template. Common questions

What is the difference between the room and the residential agreement?
The room agreement covers one room inside a larger home and spends its one-page form on the shared-living side: the room, the house rules, the notice period. The residential agreement covers a whole property across five pages, and adds the things that matter over a longer let: utilities, pets, inspections and repairs, and an inventory schedule. Neither is a tenancy agreement for England, Wales or Scotland as written.
Which one should I use for my Airbnb?
For guests staying a few nights, the short-term rental agreement is the one written for that: it is built around a booking — nights, payment, deposit, house rules, check-in and check-out — rather than a tenancy. If those guests are staying in a static caravan, the caravan agreement covers the same ground with caravan-specific details instead.
What is the difference between the England tenancy agreement and the residential agreement?
The England Tenancy Agreement is written for a home in England let as an assured periodic tenancy: it is laid out as the landlord's written statement of terms, has no fixed end date, and comes as a Word file plus A4 and US Letter PDFs. The residential agreement is a five-page general template in US Letter whose clauses defer to the law where the property is — England, Wales and Scotland each set out written terms it does not contain.
Are these agreements legally binding?

Can I edit them, and what do I actually receive?
You download your files the moment you have paid, and the formats differ by document. None of the PDFs has form fields: print them and write by hand, or annotate them in a PDF app. The short-term, caravan and room agreements also come with a Canva edit link for changing the text, and the England Tenancy Agreement includes a Word file you can type into. The page sizes are listed against each one above.
Do these work outside the UK?
Each document above says which places it was written for, and the England Tenancy Agreement is for England only. The residential agreement uses neutral money fields so $, £ or € all work, and the room agreement comes in £ and $ versions. Wherever you are, have someone qualified in your own country check the finished document before using it.
