Which rental agreement do I need?
Six of these look almost the same from the outside. They are not — each one is written around a different situation. Find yours below, or read what sets them apart.

What each one covers
Straight from the documents themselves.
Short-Term Rental Agreement
The most thorough of the short-stay documents. It is written around a booking rather than a tenancy — who is staying, for which nights, what they paid, what they may and may not do, and what happens to the deposit afterwards. Its own contents describe it as legally inspired for England & Wales.
- 15 clauses across 5 pages
- Booking, occupancy and payment
- Deposits and refunds
- House rules and guest conduct
- Check-in, check-out and access
Caravan Rental Agreement
The same short-stay shape as the holiday-let agreement, but with the fields a caravan actually needs — which caravan, when it is collected and returned, and the cleaning fee — instead of the fields a house needs.
- Renter information and rental details
- Caravan model, pick-up and return
- Rental terms and house rules
- Payment, deposit and cleaning fee
- Signatures and important notes
Room Rental Agreement
One page, and deliberately so — it describes a single room inside a larger home rather than a whole property, and the shared-living side of the arrangement is the part it spends its space on. Set up with UK £ fields.
- Landlord and tenant details
- Property address and room description
- Rent, due date, deposit and lease dates
- House rules and responsibilities
- Termination and notice period
Residential Rental Agreement
The most detailed document of the six. The parts that set it apart from the other long-stay agreement are the practical ones landlords end up needing later: utilities, pets, inspections and repairs, and an inventory and condition schedule to record how the property was handed over. Money fields are neutral, so $, £ or € all work.
- Parties, property and term of tenancy
- Rent, security deposit and payment method
- Utilities, occupancy and use of property
- Inspections, repairs, insurance and pets
- Inventory and property-condition schedule
- Signature page (landlord, tenant & witness)
Long Term Rental Agreement
Covers the same ground as the residential agreement but in shorter form — six key conditions rather than a full schedule of them, and no inventory. It is a fillable PDF, so it can be completed on screen rather than printed and written on.
- Parties — landlord and tenant details
- Property details and type
- Tenancy terms — dates, rent, deposit and payment
- Six key terms and conditions
- Signature section for both parties
Studio Rental Agreement
The odd one out, and the one people most often arrive at by mistake. It is built for photography studios, creative spaces and content creators booking a room for a shoot — a booking for a space, with no one living there. Its own contents describe it as legally inspired for England, Wales & Scotland.
- Studio and owner / manager details
- Renter information and booking
- Rental fees and payment information
- Terms and conditions
- Sign section — fill and sign on iPad
