Residential Rental Agreement

The most detailed document of the six. Common questions

What is the difference between the room and the residential agreement?
The room agreement covers one room inside a larger home — a flat-share or lodger arrangement — and spends its single page on the shared-living side: the room, the house rules, the notice period. The residential agreement covers a whole property let on its own, across five pages, and adds the things that matter over a longer let: utilities, pets, inspections and repairs, and an inventory and condition schedule.
Which one should I use for my Airbnb?
For guests staying a few nights, the short-term rental agreement is the one written for that: it is built around a booking — nights, payment, deposit, house rules, check-in and check-out — rather than a tenancy. If those guests are staying in a static caravan, the caravan agreement covers the same ground with caravan-specific details instead.
What is the difference between the residential and long-term agreements?
They cover the same situation — a whole property let for months or years — at different depths. The long-term agreement is the shorter, fillable one: six key conditions and a signature block, completed on screen. The residential agreement is the fuller five-page version, adding utilities, occupancy, pets, inspections, repairs and an inventory and property-condition schedule.
Are these agreements legally binding?

Do these work outside the UK?
They were written around UK practice, and each document names the countries it was drawn up for.
