Seaside Retreat Guest Experience Bundle
A complete beach-style guest pack — welcome book plus matching check-in, house rules, WiFi, emergency and pool signs. Everything your guests need in one cohesive set.
UK Airbnb Host Bundle · Insurance + Tax & Setup
Two essential guides, one complete bundle — everything you need to protect your property, stay compliant and grow your Airbnb business in the UK. The 10-page Host Insurance Guide helps you understand your coverage, reduce risk, protect your income and avoid costly claims. The 4-page Tax & Setup Guide walks you through registering your business, UK tax rules, the deductions and expenses you can claim, and staying HMRC-compliant — with practical checklists and real-world examples throughout. Both arrive instantly as PDF downloads (no Canva file with this bundle), ready to read on any device or print at home.
New York Apartment Bundle — Welcome App + WiFi & QR Signs
Everything for a New York apartment in one download: the guest app, and the two New York signs that send your guests to it. The app — answer one form in the setup wizard and it hands back a single finished file, named after your place. Seventeen sections: Welcome, WiFi & Tech, House Rules, Check-in & Check-out, Your New York, What’s Nearby, Emergency & Help, Before You Go, Book Direct Next Time, Meet Your Host, Cleaning Information, Shops & Groceries, Weather, Guest Reviews, Apartment Photos, Getting Around and Things To Do. Guests open it in a browser and add it to their home screen — no app store, no account, no monthly fee. The guide itself loads nothing from the internet, so it opens with no signal; the links inside it, to the subway or a restaurant, need a connection as you’d expect. The signs — two editable Canva templates, a WiFi card and a Welcome Book QR sign, each opening from a PDF card with one click. Type your network name and password, drop in your own QR code, print at home or at any print shop. A free Canva account is all you need. Bought on their own these are £19 and £8. The app is an HTML file, not a Canva template; the signs are Canva templates. Instant digital download; no physical item is posted.

Modern Emerald Green Welcome Book & Sign
A complete 14-page Airbnb welcome book in an elegant emerald-green style — beautifully designed and ready to print or display digitally on book, tablet, laptop or phone. Covers welcome, introduction, meet the host, check-in & check-out, house rules, emergency contacts, house guides, local transport, restaurant & things-to-do recommendations, reviews and policies — with matching framed welcome signs included free.
Seaside Retreat Luxury Coastal Sign Pack
A polished set of editable coastal signs to cover every corner of your rental — from WiFi and parking to quiet hours and reviews.
Cottage WiFi Sign — A5 Printable
A cottage-garden WiFi sign for the guest room — daisies, roses, a green shuttered window and a little stone path, with two clean boxes for your network name and password. A5, 148 × 210 mm (5.8 × 8.3 in), one page. Two ways to use it: open the Canva template from the card in your download and type your network and password in, or print it as it comes and write them on the lines by hand. Then stand it in a frame or an acrylic holder beside the bed. Your download holds three files — an RGB PDF to print at home, a CMYK PDF for a print shop, and the card that opens the A5 Canva template. The two print PDFs have no form fields; the typing happens in Canva, where a free account is all you need. Instant digital download; no physical item is posted.
New York WiFi & QR Welcome Book Sign Bundle
Two New York-styled signs for your rental, as editable Canva templates: a WiFi card guests can read at a glance, and a Welcome Book QR sign that sends them to your guide. Your download is two PDF cards — one button each — that open the templates in Canva, where you type your network name and password, drop in your own QR code and your property's name, then print at home or at any print shop. The QR sign comes with two headline versions, “Welcome Book” or your property's name; the WiFi sign is a single page. Both are portrait: the QR sign is A4-proportioned and the WiFi sign a little taller (2:3, like an 8 × 12 frame), so print either to fit your paper. Deep green with a gold New York skyline. A free Canva account is all you need. Instant digital download; no physical item is posted.
Rental Agreements
6 items
Lodger Rental Agreement | Summer Style
A summer-styled room rental agreement template for a private room: landlord and tenant details, property and room description, rent, deposit and date lines, five house rules, a notice-period blank and signature spaces. Supplied as a 2-page PDF with £ and $ versions of the same form, plus a Canva edit link. No fillable form fields: print and write, or annotate in a PDF app. Page size 279 x 394 mm; scales to A4 or Letter. A design template, not a tenancy agreement and not legal advice.
Residential Rental Agreement PDF
A printable residential rental agreement template. Five pages cover the parties, property, term, rent, deposit amount, utilities, occupancy, pets, inspections, repairs, insurance, an inventory schedule and a signature page. The clauses defer to the law where the property is; England, Wales and Scotland each set out written terms it does not contain. Print and write by hand, or annotate in a PDF app. No form fields. Not legal advice. US Letter.
England Tenancy Agreement
A tenancy agreement for a private rented home in England, laid out as the landlord's written statement of terms — the document the tenant must be given before the tenancy is entered into. It is an assured periodic tenancy with no fixed end date: it runs month to month until it is ended under the law. Fourteen numbered sections with space for every detail — the parties, the property, rent, the deposit, landlord and tenant obligations, ending the tenancy, bills, the inventory, access, pets and notices — then signatures. You receive a Word file you can type into and printable PDFs in A4 (5 pages) and US Letter (6 pages); the PDFs have no fillable form fields. For a home in England let to one or more people who will live there as their only or main home. Not for Wales, Scotland or Northern Ireland, a lodger in your own home, a holiday let or a company let. Legal information, not legal advice: written for England as the law stood on 15 September 2026. Instant digital download; no physical item is posted.
Short-Term Rental Agreement Form | Editable
A short-term rental agreement template for holiday lets in England & Wales, written as a licence to occupy for holiday purposes rather than a residential tenancy. 15 clauses covering the parties, property, booking & occupancy, payment, damage deposit, house rules, guest conduct, check-in/out, cancellation and signatures, for Airbnb, VRBO and direct bookings. Two PDFs: the 5-page A4 agreement (print and complete by hand, or annotate in a PDF app) and a Canva edit link.
Caravan Rental Agreement
A beautifully designed, one-page caravan hire agreement template for holiday caravan owners and hosts. It has renter information, rental details (caravan model, pick-up and return), seven short rental terms, payment lines for rate, security deposit and cleaning fee, an Important Notes box and signatures. For short guest stays only: not a tenancy, pitch or residential agreement. A4 print-ready PDF (no form fields) with a Canva edit link. Designed for UK use (£). Instant digital download.
Studio Rental Agreement
A single-page studio hire agreement for photography studios, creative spaces and content creators, covering England, Wales and Scotland. Sections for studio and owner/manager details, renter information, booking dates and times, rental fees and payment, eight short terms and conditions, and signature blocks for both parties. One 279 x 394 mm PDF with no form fields: print it and fill it in by hand, or annotate it in a PDF app. Instant digital download.
